Domestic EPC is required for all homes when built, rented or sold. It is
the legal duty of the seller or landlord to obtain an EPC prior to the
property being offered for sale or to let.
EPCs are produced using standard methods and assumptions about energy usage
so that the energy efficiency of one building can easily be compared with another
building of the same type. This allows prospective purchasers or tenants to
see information on the energy efficiency and carbon emissions from the building
so they can consider energy efficiency and fuel costs as part of their investment.
The certificate shows the asset rating of the building assessed on an A-G scale
with ‘A’ being the most energy efficient meaning lower fuel bills
and ‘G’ being the least energy efficient . The certificate will
also show the building's environmental impact by indicating its carbon-dioxide
(CO2) emissions.
A recommendation report accompanies the certificate and provides practical
advice which may be taken to reduce the amount of energy consumed. A rating
is given illustrating what could be achieved if all the recommendations were
implemented.
Domestic EPCs form a mandatory part of a Home Information Pack (HIP) which
is prepared when selling a home. We are able to provide quotations on HIPS.
Domestic EPCs are valid for 3 years for purchase and 10 years for rental.
